Waldvogel Commercial Properties Supports 4th of July Race

Online registration for the second annual Four on the 4th race is open through July 2. Prior to race day (July 4), registration is $30, when it increases to $40. The race benefits the Boys and Girls Clubs of Southwest Virginia. Walkers are welcome. Waldvogel Commercial Properties is one of the sponsors of the race.

The four-mile course takes runners through Old Southwest and Downtown Roanoke, along the Roanoke River Greenway and finishes at Wiley Drive. Last year, 270 runners and walkers participated.

Organizers have added a team competition this year. Anyone can make up a team: an organization, a business or just a group of friends who want to run together. Prizes will be awarded for the fastest team, largest team (by number) and most spirited team. No extra fees involved.

The race starts at 8 am, with the awards ceremony following the event at 9:15 am. In addition to the team honors, awards will go to the overall top three male and female finishers and the top three male and female masters (age 40 and over). Age group awards will go to the top three male/females in each of the following categories: 13 and under; 14-17; 18-22; 23-29; 30-34; 35-39; 40-44; 45-49; 50-54; 55-59; 60-64; 65-69; 70 and over. Age groups are based on the runner’s age as of July 4, 2012.

After the race, refreshments will be available in the shaded park at Wiley Drive and Franklin Road, also the site of the awards ceremony.

Waldvogel Commercial Properties Brokers Sale of Roanoke’s Iconic Crystal Tower Building

Waldvogel Commercial Properties brokered the sale of the Crystal Tower building in downtown Roanoke from Total Action Against Poverty to Khans Builders & Contractors. The move means 70 more downtown apartments. Waldvogel Commercial also handled the leasing for the same developer’s recent project, 401 Campbell Lofts, which opened June 1 with all 15 apartments fully leased.

401 Campbell Lofts Apartments Fully Leased

When 401 Campbell Lofts opens the doors to move-in day on June 1, the project’s 15 loft-style apartments will be fully leased. Waldvogel Commercial Properties leases and manages the mixed-use property for the principals of 401 Campbell LLC.

The building, which is near city government and courts facilities, also features four commercial spaces, three of which still are available.

The residential units range in size and finishes, but include a mix of flooring original to the building (built in 1946), exposed trusses, modern kitchens with stainless steel appliances. Each apartment is furnished with a washer and dryer and wall-mounted flat screen TV. Unique for downtown living, the property has a landscaped patio area and on-site parking. Rents range from $650 to $850 per month for the one-bedroom units; the two-bedroom rents for $930 per month.

“The success of this project demonstrates the continuing demand for downtown housing in our region,” said Michael Waldvogel, CCIM, SIOR, of Waldvogel Commercial Properties, adding that one-bedroom units have proven to be especially popular. Waldvogel Commercial Properties leases and manages Lofts on Church, modern apartments at 17 Church Avenue, and manages the homeowner’s associations at Fulton Motor Lofts, Campbell Garage Lofts and The Candy Factory, all condominium properties within a block of 401 Campbell Lofts. The firm represented the developer of Campbell Garage Lofts and The Candy Factory in the initial sales of all 30 condominiums at those properties, and is marketing the condominiums (both residential and commercial) in the former Giles Brothers Furniture Company building at 108 Campbell Avenue.

Waldvogel Commercial Properties Welcomes Clay Taylor as New Agent

Clay Taylor has joined Waldvogel Commercial Properties, Inc. as an agent.

A native of Richmond and a recent graduate of Pomona College in Claremont, California, Clay brings more than six years of sales and marketing experience to the position. He attended Woodberry Forest School in Orange, Virginia and has strong ties to the Roanoke Region.

His interests include photography and travel. Clay will be pursing the CCIM (Certified Commercial Investment Member) designation in the coming months.

The 401 Campbell Lofts project will feature 15 contemporary loft-style apartments – 14 of which are one-bedroom – and four commercial spaces.

The units range in size and finishes, but will include a mix of concrete floors or flooring (such as hardwood) original to the building, which was built in 1946, exposed trusses, modern kitchens with stainless steel appliances. Each apartment will be furnished with a washer and dryer and wall-mounted flat screen TV. Unique for downtown living, the property will have a landscaped patio area and on-site parking. An outside lot is available to residents and there will be a limited number of interior garage spaces for rent by tenants.

Rents range from $650 to $850 per month for the one-bedroom units; the two-bedroom unit is available for $930 per month. The four commercial spaces are ideal for small businesses, including attorneys, who want to be close to the court and public safety facilities located nearby. Construction on the project is moving quickly and is expected to be completed in April for May 2012 occupancy.
