Waldvogel Commercial Properties Brokers Sale of South Roanoke Medical Building

2110 Carolina AvenueWaldvogel Commercial Properties has brokered the sale of 2110 Carolina Avenue in South Roanoke. Michael M. Waldvogel, CCIM, SIOR and Krista Vannoy, CCIM were selling agents. The sale closed July 2, with Wellspace, LLC purchasing the property for $1.45 million.

Wellspace intends to use the three-story building as an “epicenter for wellness in our community, according to Dr. Jennifer Walker. She is moving her offices, Balance Chiropractic & Wellness to the building. Balance’s fitness center will be housed on the first floor, chiropractic office on the second floor, and the therapeutic day spa on the third.

“We are pleased to help Dr. Walker achieve her vision of this wellness center,” said Waldvogel.

This is the second major transaction for Waldvogel Commercial Properties in less than a week. On June 28, the firm brokered the $1.1 million sale of 130 Church Avenue in Downtown Roanoke.

130 Church AvenueWaldvogel Commercial Properties has brokered the sale of the building at 130 Church Avenue in Downtown Roanoke. It is the former office of J.M. Turner, Inc. Michael M. Waldvogel, CCIM, SIOR and Krista Vannoy, CCIM were the listing and selling agents. The property went under contract just 19 days after going in the market, and closed June 28 for $1.1 million.

The two-story, 9,389-square-foot building was built in 1949 and renovated in 1993. The buyer is AA Properties – Church Avenue, LLC and the building will be used as offices for Associated Asphalt.

“The speed of this transaction certainly speaks to the desirability of a Downtown Roanoke business location,” said Waldvogel.
