Waldvogel Commercial Properties is Part of Downtown Roanoke’s Westward Expansion

Waldvogel Commercial Properties is playing a role in the expansion of residential and commercial development to the west of the downtown business district. The Roanoke Times has written a special section on the downtown real estate market.

Waldvogel Commercial Properties Assists Brickhouse CrossFit in its Upcoming Move

Waldvogel Commercial Properties has brokered Brickhouse CrossFit’s move to larger space at 521 Salem Avenue, the former Merita Bakery. The exercise training facility is expanding from just over 3,000 square feet to 12,241 square feet, plus parking off Norfolk Avenue. Jason Fountain, CCIM represented CrossFit in the transaction.

The move was necessitated by CrossFit’s growing business. Fountain had helped the company find its current Salem Avenue location several years ago. When the asked him for help with new space, he contacted 501 Salem, LLC, owner of the Merita Building. The entire building is more than 50,000 square feet and features the raw, warehouse-type space that CrossFit was seeking. Waldvogel Commercial Properties is offering additional space in the building for lease on a build-to-suit basis.

The new space will be completely renovated to include new workout spaces for classes, reception, and locker rooms and potentially some outdoor workout space. Renovations should be complete by the week after Thanksgiving, with move-in scheduled for early December, according to Fountain.

Waldvogel Commercial Properties has previously worked with the people behind 501 Salem, LLC on this summer’s purchase of the Crystal Tower Building and is the leasing agent for their mixed use project, 401 Campbell Lofts, which features both apartments and commercial spaces.

“As the demand for downtown housing increases, so does the demand for nearby amenities,” said Michael Waldvogel, CCIM, SIOR. “We’re pleased to be a part of the ongoing transformation of the western end of Downtown Roanoke.” Waldvogel has been involved in downtown development for more than three decades.

In addition to the Crystal Tower and 401 Campbell Lofts, Waldvogel Commercial Properties leases and manages Lofts on Church, modern apartments at 17 Church Avenue, and manages the homeowner’s associations at Fulton Motor Lofts, Campbell Garage Lofts and The Candy Factory, all condominium properties within a block of 401 Campbell Lofts. The firm represented the developer of Campbell Garage Lofts and The Candy Factory in the initial sales of all 30 condominiums at those properties, and is marketing the condominiums (both residential and commercial) in the former Giles Brothers Furniture Company building at 108 Campbell Avenue.

Waldvogel Commercial Properties represents Friendship Retirement Community in its plans to purchase 10 acres on Starkey Road in southwest Rooanoke County for a 120-bed facility.

The move will allow Friendship to reduce the number of beds at its Hershberger facility, while being able to serve the southern part of the Roanoke Valley.
